SELECTING YOUR HOME
There are 1,000’s of homes available for sale. The task here is to reduce this down to a manageable amount. We do this together by applying the needs identified in step #3.

SHOWING YOUR HOME
I will make appointments with you to see the top selected homes. Together we will evaluate each home as we see them.

MAKING AN OFFER
I will do a market analysis on your final selection and help you arrive at your price and terms. I am trained to prepare all commission-approved legal documents needed to purchase your home.

NOGOTIATING
In most cases, sellers will make a counter-offer. This offer is always presented to you in a timely manner. Additional negotiating may be needed to finalize the purchase agreement.

HOME INSPECTION
Soon after your home is under contract the home should be inspected by a qualified home inspector. The seller can be asked to replace or repair damaged items.

§ You will have less costly repairs.
§ If unacceptable the contract can be cancelled.

TITLE WORK
You and I will review the title documents to determine if there are any problems with the title to the property.

LOAN COMMITMENT
The lender commits to giving you the loan if certain conditions are met.

§ If you cannot get the loan the contract can be cancelled.

WALK-THROUGH
The home is briefly inspected just before closing to ensure that seller has left the property in a condition as per the contract and no damage has occurred.

§ You receive the property in the condition that you expect.
§ The seller may be asked to repair any damage caused since the home inspection due to wear and tear or the seller moving.

FINAL SETTLEMENT DOCUMENTS
I will review the final settlement documents with you. Any issues will be worked out with you, the lender, the title company, or the listing agent before closing day.

CLOSING DAY
I will attend the day of closing with you. This is where you sign all the loan and real estate closing papers. You also get the keys to your new home.
