SELECTING A LENDER

I already have working relationships with several different lenders.  Depending upon your credit issues and loan needs together we can select an appropriate lender.

 

§         You get better service.

§         The lender is matched to your needs.

§         Avoids applying at several different lenders.

LENDER PRE-APPROVAL

The lender will tell us for how much home you can qualify.  The lender will tell us what kind of loan programs might work for you.

§         Puts money in your pocket which can be used when ready to make an offer.

§         Helps you negotiate from a position of strength.

§         You can decide on the best financing terms with no pressure.

UNDERSTANDING YOUR NEEDS

I need to understand your current situation, what kind of a home you need, when you need it, where you need it, and what your feature priorities are.

 

§         You are in control of homes that will be considered.

§         Better information at this step will produce easier selection at the next step.

SELECTING YOUR HOME

There are 1,000’s of homes available for sale.  The task here is to reduce this down to a manageable amount.  We do this together by applying the needs identified in step #3.

 

§         You are involved in the selection process.

§         You will have access to the homes that other agents have listed.

SHOWING YOUR HOME

I will make appointments with you to see the top selected homes.  Together we will evaluate each home as we see them.

 

§         You will be able to make a decision without any pressure.

§         You can view the properties at your leisure.

MAKING AN OFFER

I will do a market analysis on your final selection and help you arrive at your price and terms.  I am trained to prepare all commission-approved legal documents needed to purchase your home.

 

§         You get the best price for your home.

§         You have legal expertise at no cost to you.

NOGOTIATING

In most cases, sellers will make a counter-offer.  This offer is always presented to you in a timely manner.  Additional negotiating may be needed to finalize the purchase agreement.

 

§         You are not alone when your offer is not accepted.

§         You may be able to get what you want without giving up too much.

HOME INSPECTION

Soon after your home is under contract the home should be inspected by a qualified home inspector.  The seller can be asked to replace or repair damaged items.

§         Some damaged items can be replaced or repaired by the seller.

§         You will have fewer unexpected major repairs at a later date.

§         You will have less costly repairs.

§         If unacceptable the contract can be cancelled.

TITLE WORK

You and I will review the title documents to determine if there are any problems with the title to the property.

 

§         You get clear title to the property.

LOAN COMMITMENT

The lender commits to giving you the loan if certain conditions are met.

 

§         If you cannot get the loan the contract can be cancelled.

WALK-THROUGH

The home is briefly inspected just before closing to ensure that seller has left the property in a condition as per the contract and no damage has occurred.

 

§         You receive the property in the condition that you expect.

§         The seller may be asked to repair any damage caused since the  home inspection due to wear and tear or the seller moving.

FINAL SETTLEMENT DOCUMENTS

I will review the final settlement documents with you.  Any issues will be worked out with you, the lender, the title company, or the listing agent before closing day.

 

§         Issues are cleared up before closing day.

§         You will have a chance to get all questions answered.

CLOSING DAY

I will attend the day of closing with you.  This is where you sign all the loan and real estate closing papers.  You also get the keys to your new home.

 

§         You can ask questions as needed.

§         You get possession of your home.
