Home Value

General There is a difference between adding value to your home and making it easier to sell. The major home components such as roof, applicances, bathrooms, etc. will affect the overall value of your home.
Deferred Maintenance Homes will have maintenance items that should have been done over the years but have not been done.  Some people say that by installing new carpet it will add to my homes value.  Everyone expects a home to have usable carpet.  It will add value in the sense that it would sell for alot less without it but it more generally just helps the home sell quicker.  Windows are another example.  New windows are expensive. People expect a home to have functional windows. One may compare a home with functional windows with a home with with new windows. The appraisers do not add that much to the value.
Kitchen Upgrading the kitchen is a good way to add value.  You could upgrade or replace the cabinets, the applicances, the countertops, or the flooring. You could also put on rubbing oil on the cabinets or paint them to add value.
Bathrooms The bathrooms could be upgraded with new cabinets, new sinks, new fixtures, tile in the bath or shower area, or new flooring.   
Roof Do repairs as needed.  Maybe your insurance can be used to fix any hail or weather related damage.
